We’re here to help alleviate that weight on your shoulders and guide you into recognizing foundation issues, why repairs are needed, and show you how foundation repairs can save your wallet in the long scheme of things.
We’ve provided a list that you can use to identify and spot the signs of foundation issues below. Rather than searching floors or ceilings for the signs, the main place you’ll see an issue your foundation is in need of repair will be on vertical surfaces like walls, frames, and finishes on the walls. Other most common foundation issues include cracks on the interior and exterior brick or concrete walls. These cracks can vary in size. While some cracks, like hairline or cracks about a 1/16 inch wide, may seem menial, don’t take it for granted and have our foundation repair specialist check it out and provide you with the best, most affordable and cost effective solutions, as some very small issues can be resolved by yourself. Any crack more than a 1/4 inch wide is an issue. Don’t panic if that is the case for yourself. We are here to resolve it and any other signs of foundation issues that may cause potential threats. Here are some common signs your foundation will need repairing:
Common Signs
Cracks in floor
Cracks in the drywall
Inward bowing walls
Uneven or sloping floors
Sagging floors over a crawlspace
Wet or damp crawlspace
Cracks in mortar
Cracks in concrete walls
Leaning or cracked chimney
Sticking windows or doors
In Waco, it is a very common issue that most homes have sagging floors over a crawlspace. A sagging floor is caused by the joist. Another factor as to why your floors sag is moisture and weather, and Texas is all about that humidity. As a result of a sagging floor joist you are left with gaps between the floor and the baseboards and/or the wall. This sagging is because of pressure and weight of the overlying material. A simple fix to this problem is to install jacks to support the weight and to reinforce the foundation with piers. Our foundation specialists can provide this service for your foundation, making it more stable and safe.
The cost of repair will depend wholly on the process and fixing. We strongly recommend that you don’t attempt to fix the issues on your own. Reasons for Foundation Repairs
If you have an issue, recognize it, address it, and do something about it. Like most issues, you just want to get it fixed and as quickly as possible so you can return to your stress-free life. The same logic applies to foundation repairs. No matter how big or small your foundation issue, we can do something about it.
Now that you know what signs to look for to identify the problem,it is vital that something needs to be done to fix it. The main reason for a foundation repair is to ensure that your structure will stand the tests of time, making it reliable, safe, and secure. If you just let it sit by, that can cause greater and worse issues in the long run. Some of these added issues include mold and mildew that lead to wood deterioration in your pier and beam. If there are cracks left in your pier and beam, water will get through the crawl space. When foundation problems are left untreated, the whole structure can become a hazard to the health and safety of those within and around the area.
Don’t let your ego tell you repairs are meaningless. The damage left untreated is a threat and a cause for worse issues down the road that will be an even greater financial burden. Recognize that your foundation has an issue and don’t ignore it; rather address it. By addressing the problem, you know that your next step is to do something about it. A great way to take action is to get a hold of one of our specialists. If you are unsure about the severity of the sign, reach out to us to learn more.

If you do want to go the DIY route, we advise thorough inspections and corrections, beginning with your foundation and the drainage set in place. It is vital that your downspouts are extended at least 6 feet from the foundation. Clear gutters of anything from debris to rubbish, fallen leaves to shoes, even toys and rocks. When your gutters are clear, you’ll want the downspouts with a slope grade that when water will flow away from the foundation. Although you’ve all the proper drainage systems set, a home built and constructed on poorly compacted soil or on expansive soil is little to no help for your foundation.
